  • Location Restriction

    • Property purchase is only allowed in Forest City, Johor.

  • Ownership Requirement

    • Participants must own or purchase a home before MM2H Pass endorsement.

  • Developer-Only Purchases

    • Houses must be bought directly from Forest City’s real estate development companies.

    • No secondary market purchases (i.e., no buying from third parties).

  • Notification Procedure

    • The MM2H program operating company must inform the Invest Malaysia Facilitation Centre Johor (IMFC-J) of the property transaction.

  • Timing Requirement

    • The property purchase must be made within six (6) months before the MM2H Pass endorsement date.

  • Payment ModeCash purchase only, currently no loans available.

 

Price & Cost Details

  • Selling Price Range: RM 550,000 – RM 750,000.

  • Maintenance Fee: ~RM 0.30 per sq ft.

  • Sinking Fund: Additional 10% of maintenance fee.

💡 Example: For a 1,000 sq ft unit:

  • Maintenance: RM 300/month

  • Sinking Fund: RM 30/month

  • Total Monthly Fee: RM 330

CURRENCY FOR FIXED SAVINGS ACCOUNTS

Fixed deposits are encouraged to be made in Malaysian Ringgit (MYR) which is equivalent to the value of the United States Dollar (USD) for each category.

All applications must be made through licensed MM2H tourism operators. This ensures that the application process is handled professionally and that all necessary documentation and procedures are followed correctly. Individual or walk-in applications are no longer accepted.

All applications, whether new or for renewal, must be submitted through the MM2H One Stop Centre. This centralized processing point handles all immigration and approval matters, which are under the jurisdiction of the Ministry of Home Affairs and the Immigration Department of Malaysia. Even appeals for rejected applications must be directed to the Minister of Home Affairs.
